BUYING PROPERTY is an important investment and you need the best legal advice for a competitive price.

Often buyers are working to a tight budget and it can be tempting to embark on a search for the cheapest estimate of fees, but this may not be as straightforward as you think.

Here are our 3 top tips to ensure that you don’t get hit by hidden costs but get a competitive estimate for quality service and advice.

  • BE PREPARED

Choose a reputable firm. Ask friends for recommendations and then do your own research by looking at the firm’s website. Look for experienced professionals.

In order to get an accurate estimate as soon as possible, be prepared to confirm the purchase price, whether there is any related sale, whether you will be requiring a mortgage and any important time-scales you may have.

  1. DON’T FALL FOR THE HEADLINES!

What might appear to be the cheapest estimate may be far from it.

Quoting a low fee to reel people in but then adding on extra costs and sometimes inflating them is sadly very common.

If it sounds too good to be true, it often is; so insist on a full breakdown (in writing) of legal fees and all other associated costs and disbursements.

  • TALK TO THE EXPERT.

When asking for an estimate of fees, insist on speaking with the professional who would be dealing with your matter. They should be appropriately qualified and experienced. Not only will they be able to ask you the right questions in order to provide you with an accurate estimate but first impressions count. Buying a home is exciting but it can be stressful and it’s important that you engage someone you can trust, who is efficient, personable and knowledgeable.
